No hot water, rusty water, or a leaking tank? We repair and replace tank and tankless water heaters, size the right unit for your household, and haul the old one away. Straightforward flat pricing before any work starts.
Minerals in valley water settle to the bottom of a tank heater as sediment. That layer insulates the water from the burner or element, so the unit works harder, makes popping or rumbling sounds, and wears out sooner. Flushing the tank periodically slows the damage, and we can show you how to do it or handle it during a service visit.
Conventional tanks keep a reserve of heated water ready and usually drop right into the space the old unit occupied. Tankless units heat on demand, save space and do not run out mid-shower, but they demand a properly sized gas supply or enough electrical service, plus descaling every so often because of our hard water. We look at your household size, fixtures and utilities before recommending either one.
Rusty or discolored hot water, moisture or rust at the base of the tank, a relief valve that keeps dripping, and showers that turn lukewarm sooner than they once did all deserve attention. A leaking tank body cannot be repaired and should be replaced before it lets go. Some warning signs are a plumbing emergency.
Most valley homes keep the water heater in the garage, where summer temperatures can climb well above outdoor highs. Gas units there need proper combustion air, a raised platform where required and correct venting. We also check the drain pan, expansion tank and seismic strapping on every installation, since those details are often missing on older setups.
A gas heater that will not stay lit often has a failing thermocouple or flame sensor, a fairly quick repair. Electric units lose heat when an element or thermostat burns out, and scale speeds that up. We diagnose the actual part before replacing anything, so a small repair does not turn into an unnecessary new heater.
Water on the garage floor near the heater is not always the tank. Supply connections, the relief valve line or a pipe in the wall nearby can be the source. If the heater checks out dry and the water keeps coming, our leak detection service can trace it, and you can read common questions on our plumbing FAQ.
